A. Document for owing apartments are;

The agreement to construct between a builder and purchaser.
The consolidated contract value in the agreement covers the cost of construction of the building as well as
the cost of undivided share in the land.

The sale deed for the undivided share of land is registered
or caused to be registered by the builder on receipt of the entire payment under the contract.
B. Registration charges, lawyers fee, sales tax,
kseb charges, corporation municipal tax and any other statutory
fee charges which are at present levied or proposed to be levied and that may be levied or imposed in future
and or may be enhanced from time to time will have to be borne by the buyer.
C. Sanctioned
building plans and title deeds or land are available for reference.
D. Routine building maintenance are carried out
covering the common area and the common fitting listed below.

Cleaning of all common areas.

Maintenance of the pump sets, sanitary, water
supply and electrical lines common to the building.

Replacement of electrical and water charges for
common services.

Provision of maintenance and security staff.

Maintenance of lift as per lift manufacturers
contract.
Maintenance charges are payable monthly by the owners.
This maintenance will be carried out by the builder till the formation of the owner's
association-cum-trust, will then take over the maintenance. Membership in the association-cum-trust is
compulsory and not optional. Maintenance deposit is collected from all owners so that when the
association is formed there will be sufficient funds to meet unexpected expenditure and such deposits are
non-refundable.
A. However, it is specifically stated that not withstanding,
anything contained herein, the above terms and conditions are liable for alteration with out notice in any
case of emergency that may arise. Such alterations and any additions shall be purely at the
unquestionable discretion of the builder.

Price is same for apartment in all floors.

There is no escalation of price once the allotment is made.

The built up area of the apartment is inclusive of share in
service and common areas.

The stamp duties, fees and other expenses incidental to the
registration of documents, sales tax, and KSEB charges and other incidental expenses to lighting connectgions,
KWA charges and Maintenance Deposit shall be met by the allottee. Any increase in the above charges
resulting from statutory bodies shall also be met by the allottee.

For NRI's all payments should be made only through their NRE/NRO
A/c.

Car Parking would be at an extra cost of Rs.60,000/- the
allotment will be made on priority of booking.

The firm reserves the right to change this price list without
notice. Please recheck with the firm before confirming the allotment.

The Expected delivery period is 9 months from the date of
contract.
